CalMart Realty has broken the Real Estate Sales process into three phases.
 
Phase I -  Listing

Phase II - Marketing, offers and negotiations

Phase III - Closing

Each phase has multiple components. For each component, we provide three options on how it is to be handled, as follows.

bullet No one does it and there is no charge

We also employ other innovative cost reduction mechanisms.

STANDARDIZATION:

CalMart Realty uses standardized procedures from initial contact to closing table.

 We employ standard procedures and a proprietary questionnaire to gather information, list a property, find a buyer and close in the least time, with the fewest problems and put the most money into the pocket of our clients.

Our standardization reduces:
bulletWasted time
bulletLast minute panic situations
bulletClosing delays.

SIMPLICITY
In order to reduce overhead, we may refuse to market certain properties. These would include:
bulletProperties having multiple owners where any one of the owners is unwilling to identify a single person as their spokesperson to interact with and be responsible for obtaining signatures, responses and handle all other interactions between CalMart Realty, the owners and closing attorneys. 
bulletOccupied houses where showings must be confirmed with the owner or occupant. Only vacant houses or those where it is acceptable to show the house if no one answers when an agent calls to request a showing. I.E.. If no answer, it must be OK for an agent to knock first and, if no one answers the door, then show the property. This prevents listings for example that:

bulletHave disagreeable or unhappy tenants
bulletHave animals which must be chained up or put outside for a showing
bulletRequire 24 hour notice prior to permitting a showing.

        Answer:  Very few
