CalMart Realty works with Independent Buyers
either in person or via e-mail and regular mail to:
|
|
|
Independent Buyers use this detail to evaluate properties, possibly drive by
them
and develop a short list of those they'd like to investigate further.
|
|
|
Once a
select few are identified, we kick into high gear and
operate like a full service Buyer's Agent, viewing properties, making an
offer and assisting in the negotiations.
|
|
|
The efficiency provided by
Independent Buyers reduces our costs. That savings is then passed along to the
Buyer as follows.
 | Typically, property owners agree to
pay a percentage of the sale price to the agent who brings them a Buyer.
While there are exceptions, that fee, in this area, is 3% for a residence and 5%
for vacant land. |
 | The fee is normally subtracted from the Seller's proceeds at closing
and paid to the Real Estate agency that introduced the Buyer to the
property. |

If CalMart Realty is the
Buyers' Agent.

The fee is still deducted from Seller's proceeds at closing.

The first $2,000 is allocated
to CalMart Realty.
- The remaining amount is split with 50% going to CalMart Realty and 50% being credited
back to the Buyer.

Here's an example |

As an Independent Buyer
using CalMart Realty, you
purchase a vacant lot for $300,000 where the
Seller agreed, in their listing agreement, to pay a 5% commission to the
Buyer's Agent.
At closing, that 5% commission
would be allocated as follows.

The bottom line in this sample transaction is that: |

$6,500 of the $15,000 commission typically paid to
the Buyer's Agent, by the Seller, is credited back to the
Buyer (YOU) by Calmart Realty (US) at closing.

Please be aware

For these reasons, we do our best to help
ensure that the people we work with in searching for real estate are serious
and qualified Buyers. To that end, they will be required to: 1) Enter
into a standard 6 month duration Buyer Agency Agreement with Calmart
Realty LLC. This can all be handled via the internet and regular mail.
2) Obtain loan pre-qualification from a local lender. |

Buyers |

|
Full Needs Buyers are those individuals who want an agent with them
during their entire property search, driving them from around the county
and from location to location.
|

We Support Full Needs Buyers in the following way.

First we gain an
understanding of their wants and needs.

We then search our database of agents to identify those best
suited to producing a successful outcome for them.
- We contact the agent identified as best suited for their specific
situation and have them initiate contact with the buyer.
- From time to time, we follow up with the buyer and agent to
track progress, status and overall satisfaction.
- Once a property is purchased, we follow up one last time with 4
simple question to evaluate the quality of job done.
- We update our database with that feedback

First of all; The more people that use this service, the more
feedback we receive and the more robust our database becomes. The more
robust our database is, the better equipped we are to link buyers with
agents who stand the best chance of producing successful transactions for
them.

Secondly; Buyers typically choose their agent in one of two ways.
|
|
|
- They call an agent they saw on a listing sign or ad and that is the agent
they work with; Good, bad or indifferent.
|
|
|
This, we call the "pig in a poke"
method
|
|
|
A poke is an old Norman term for a wallet, bag or sack. One use of a poke was to carry piglets to market. At
times, a dishonest merchant would try to cheat by substituting lower
valued animals such as dogs or cats in place of a piglet. Buyers not
checking what they were purchasing for their Sunday dinner, might be
a bit upset when they find out, too late, that they did not receive
what they thought they had bargained for.
With the "pig
in a poke" method, an agent is selected with little or
no idea of that agent's skills, abilities, area(s) of expertise or
track record.

- They know someone in the area who refers them to an agent.
|
|
|
While much better than the "pig in a poke" method,
this mechanism only works:
- If they have close friends in the area who can recommend an agent
- Those friends have used that agent to buy or sell property with the
same characteristics as the property they seek. It is important to
understand that most agents have specialties and are well versed in
certain geographic areas and less well versed in others. The agent who
did a great job helping a friend find a golf course home in St. James
may not be as qualified to help another buyer find an oceanfront condo on Ocean
Isle Beach.
